Neighbors sue over long-neglected Denver home; owner says renovations are imminent



DENVER (KDVR) — A dispute over a deteriorating home on Denver’s historic 7th Avenue Parkway has landed in court, with neighbors suing to force repairs while the property owner says a city-approved fix is already underway.

Residents who live near 2725 E. 7th Ave. filed a complaint in court this week, arguing the house has fallen into visible disrepair for years — with boarded windows, a persistent odor and reports of trespassers — and now constitutes a public nuisance, according to the filing.

Some passersby have recently begun tossing bagged dog waste over the construction fencing in protest, creating an unsightly — and smelly — scene on the front steps along a corridor lined with stately, well-kept mansions.

“Exasperation is a good word for it. People feel helpless — like the city can only do so much,” said John Crays, whose real-estate investment company filed the suit on behalf of several neighbors.

Crays told FOX31 neighbors have reported the property to the city numerous times. He said the lawsuit asks a judge to order repairs or, if the property isn’t brought up to code, compel a sale.

Reached by phone on Wednesday, owner Flavia Montecinos said she is working with the city and county of Denver on a formal remediation plan, received a renovation permit today and has contractors scheduled to meet on site tomorrow. She said the home will be brought back to match the beauty of the surrounding neighborhood.

Crays expressed skepticism, saying he was told by a city contact that there is no active remediation plan — adding, “I hope we’re wrong and we see positive change quickly.”

Lawsuit sets out desired path forward for property

The lawsuit requests court-ordered deadlines to secure, clean and repair the property to current code standards. A hearing date had not been set as of publication.
